About Playa Vista

Playa Vista, also known as “Silicon Beach,” is a vibrant community located just North of Los Angeles International Airport (LAX) and approximately 1.5 miles from the Pacific Ocean. Playa Vista was founded in 2002 as a Planned Urban Development (PUD) community. Today, Playa Vista has grown to be the go-to destination for all things live, play and work and continues to grow in both size and popularity.

Living in Playa Vista

Playa Vista is also home to approximately 6,000 single-family homes, condos and apartment units. The community is well known for its multitude of amenities and outdoor parks, including sports parks, dog parks, trails, playgrounds, and two community facilities featuring state-of-the-art gym/fitness centers, pools, and conference rooms. Community members have access to these amenities as part of their monthly community HOA dues. Additionally, there’s a K-5 public school called Playa Vista Elementary, and a public library.

Playa Vista is the most unique new community in West Los Angeles, and quite possibly the most unique in all of Southern California.

Parks & Recreation in Playa Vista

Playa Vista is an extremely active outdoor community. There are 29 community parks as well as open spaces just about everywhere. Playa Vista is the absolute perfect place to relax and unwind. Every home in the community is just a 2 to 5 minute walk to a park. Parks encompass over 47 acres in Playa Vista and are full of lush landscaping and wide-open green spaces to enjoy. You can also enjoy playtime with your pets at one of the dog parks, get competitive at one of the sports fields or enjoy the community gardens with friends and family on the weekends or on a sunny afternoon in Los Angeles.

There is so much to do in Playa Vista – from shopping to eating and even picking up a good book at the library.   • The Runway – this mixed-use center offers Whole Foods, Starbucks, Wells Fargo and many other conveniences.
  • The Shops at Concert Park is a unique collection of retail and above-retail residential units. This center is an urban take on small-town village living.
    The Shops at Fountain Park offers a mix of tenants such as The Slice, Playa Vista Medical Plaza and Playa Physical Therapy.


  • The Resort – This gathering spot offers residents a two-level, state-of-the-art fitness center with both indoor and outdoor spaces and a pool that has a deck with an outdoor fire pit, cabanas, junior Olympic pool, adult pool and spa and kids’ pool and spa.
  • The Centrepoint Club – The club offers pools and a huge deck with classy cabanas and a courtyard, as well as a screening room, fitness center, lounge with outdoor patio, conference room and a business center.

Local public schools serving Playa Vista are set by the LAUSD. Schools in the district include:

Public Transportation in Playa Vista

Navigating around Playa Vista has never been easier. All you have to do is ride on the Playa Vista Daily Shuttle, which offers plenty of stops throughout the community such as The Resort and Runway. You can also hop on the Beach Shuttle that runs every Friday through Sunday. You can take this shuttle from Playa Vista to places such as Venice Pier, Fisherman’s Village and Mother’s Beach.

Amenities & Facilities

The Centerpointe Club

The Centerpointe Club in Playa Vista is the original center of amenities. It features a large swimming pool, kid-pool, spa, gym, conferences rooms, etc. This facility also serves as one of the pickup locations of the Playa Vista Shuttle Service. Centerpointe Club is available for Playa Vista resident use only. The Centerpointe Club is also home to Playa Vista’s master homeowners association, Playa Vista Parks and Landscape (PVPAL). Currently, the master association dues cost approximately $245/month and this fee covers the use & maintenance of the community’s amenities by local residents.

Homeowners needing to secure their key-cards for access into the gyms and facilities can do so by completing the required forms at the front desk. Tenant’s who are renting in Playa Vista from a homeowner can do the same (just be sure to bring a copy of your lease agreement).

The Resort

The Resort is the newest addition to Playa Vista’s growing community. This 25,000 sqft facility features modern construction with open spaces and glass walls. Quite simply, The Resort lives up to its name. Some features include:

  • A 10,000 sqft fitness center with brand new equipment across multiple levels
  • Fitness rooms and a kitchen for various classes and gatherings
  • Outdoor pools and spas (for adults and kids)

The easy-to-use facility is a great amenity for local residents, and also increases the social aspect within the Playa Vista community. Like the Centerpointe Club, the use of this facility is limited to residents of Playa Vista only.

Parks & Outdoor Facilities

Playa Vista is one of the most green and lush communities in Los Angeles and possibly all of Southern California. With 27 parks in Playa Vista, residents have no shortage of options when looking to enjoy the outdoors!

There are dog parks, sports parks and fields, community gardens, etc. These parks are maintained by Playa Vista Parks and Landscape (PVPAL), which is why residents pay a $245/month fee to that association. The names of the parks in Playa Vista are as follows:

Other Fitness Facilities

Outside of Playa Vista’s owned and operated gyms, there is an Equinox nearby in Marina del Rey, as well as an LA Fitness in Playa Vista at Playa Vista Drive and Jefferson Blvd.

There are also a variety of privately owned businesses such as Yogaworks and YogaVista (Yoga), Studio MDR and Playa Pilates (Pilates), and FlyWheel (Spinning).

Playa Vista Shuttle Bus

The Playa Vista Shuttle Bus is a fantastic amenity within Playa Vista! This shuttle runs throughout the day around Playa Vista and, in the summer, the route extends to: Venice Beach Pier, Admiralty Way, Fisherman’s Village, Playa del Rey, and Loyola Village.

Take advantage of this route and avoid the parking headache when traveling to the beach!

Runway Playa Vista is where living, shopping, and working seamlessly come together in one place!

Once home to Howard Hughes’ aerospace business and the famous “Spruce Goose” aircraft, Runway has been transformed into what is now considered the “heart” of Playa Vista. When it’s time to focus on your fitness, be sure to visit hotspots like Bike Attack, FlyWheel, Studio MDR (Pilates), Yogaworks, and SFK Dance. Hungry? You’ll find quite the selection of handcrafted beers and foods from the Gastropub at Whole Foods, or a burger and tap selection from HopDoddy Burger Bar and Hals Bar & Grill. There’s also the great healthy options at Urban Plates and Lyfe Kitchen! Sol Cocina features tasty Mexican cuisine, ROC for your dumpling/Asian inspired cuisine, and 800 Degrees Pizza where you can create your own custom pizza pies! Panini Café is open for your Mediterranean tastes, and also open on weekends with a fabulous brunch menu. The brunch hotspot “Chicken or the Egg” is also a great option and can take care of any catering needs you might have as well!

Ready for dessert or coffee? In Playa Vista Phase 1, you can head over to Coffee Bean for your brew, or Pinkberry for your frozen yogurt. In Playa Vista Phase 2, popular options are Starbucks and NiceCream.


The Cinemark Theater is located at Runway and just above Urban Plates. Gorgeously furnished throughout, guests can enjoy high quality seating and the premium lounge and bar upstairs. VIP seating features reclining seats, dine-in at your seat, and a great view. The XD-Extreme Digital Cinema in this theater is the largest XD auditorium in Southern California. The Runway Apartments are located right in the heart of Playa Vista’s urban center! Lincoln Property Company built 420 apartments ranging in size from Studios to 2 bedrooms. Buying & Selling Guide

There are a variety of costs that you should be aware of when buying in Playa Vista, CA.

Homeowner’s Association Dues (HOA or HOD)

In Playa Vista, there are two sets of HOA dues paid on a monthly basis:

  • There is the Playa Vista Parks & Landscaping (PVPAL) HOA which is approximately $245/month, and these funds are used to maintain the community parks, landscaping, and other services and amenities.
  • There is also the HOA specific to your home or condo. This HOA cost varies depending on your building. These funds are used to maintain your building’s common areas such as hallways, cleaning, elevators, landscaping, etc. Excess money not spent by your HOA typically goes into your building’s Reserve Fund. When buying, it’s important to review the Reserve Fund and other HOA documents.
  • The TOTAL of the two fees in Playa Vista typically averages in the $650 – $750/month range, but you should verify prior to purchasing.

Playa Vista Community Enhancement Fee

The Playa Vista Community Enhancement Fee is a one time fee that is paid at the time any property is sold/transferred in Playa Vista. The cost of this fee is equal to 0.75% of the Sales Price, and is used by Playa Vista to further maintain the parks and landscaping, community amenities, and provide funding for the beach shuttle service, etc. This fee can be paid entirely by the seller, by the buyer, or split in some manner. Current market conditions might impact the leverage you have in this negotiation of the fee. Please make sure you negotiate or clarify this cost prior to going into escrow.

Mello-Roos Tax

Mello-Roos is a supplemental tax that homeowners in Playa Vista (Phase I) are responsible for paying. Since Playa Vista is a newer community and is still growing, this tax was set as part of a bond which helps pay for this expansion and growth. Owners have the option to pay this off early if they’d like, or continue to pay the fee annually until it’s paid off in full. The homes in Phase II of Playa Vista are not subject to the Mello-Roos tax. This tax was paid off so the cost is figured into the sales prices from the developer.

Property Taxes

A ballpark estimate for property taxes is approximately 1.25% of your Purchase Price. In Playa Vista, it’s likely a tad less, but you should consult your accountant for specific figures and how they affect your property costs.
