Located in the coastal part of west Los Angeles, Playa del Rey is one of the fastest growing communities outside of the city. This area is characterized by gently rolling hills that are made up of ancient sand dunes. These bluffs run parallel to the coastline of the Pacific Ocean, continuing past the southern end of Playa del Rey and on down to Palos Verdes. Playa del Rey is surrounded by Marina del Rey, Ballona Creek, Ballona Wetlands, Playa Vista, Westchester, LAX (the Los Angeles International Airport), and El Segundo.

Living in Playa Del Rey

Playa del Rey is part of the Los Angeles Unified School District, but this area also has an agreement with the Wiseburn School District that allows children to take advantage of inter-district transfers and attend Wiseburn Schools in other areas. Parents also have the option to send their children to a private Christian preschool and a private Roman Catholic high school. With all these options at their fingertips, parents can rest assured that their children will receive a top-notch education in Playa del Rey.

Playa del Rey’s close proximity to the Los Angeles International Airport helps to make it a top contender for those who travel often. The traffic in Los Angeles can be brutal, so living close to the airport can be a major time saver for frequent business travelers.

Real Estate in Playa Del Rey

Unlike many of the communities outside of Los Angeles, the real estate in Playa del Rey is primarily zoned for residential purposes. Only a few sections of Playa del Rey – mostly located on Manchester Boulevard, Pearson Drive, and Culver Boulevard – have shops, restaurants, and businesses interspersed with the homes. While some families are indifferent to mixed use zoning, others would much rather live in a primarily residential area. Consider this factor when comparing the properties in Playa del Rey to other, similar listings in the nearby waterfront communities.

The median home price in Playa del Rey is similar to that of other, nearby communities. Currently hovering around $800,000, home prices experienced rapid growth over the last few years, but seem to be stabilizing now. The average price per square foot for homes in Playa del Rey is about $100 higher than the Los Angeles average, not unexpected for a beachfront community. The oceanfront homes can easily sell for more than 2 million dollars, but the properties farther inland come with more reasonable price tags.

Properties in Playa del Rey include a selection of single-family homes, waterfront condos, and more affordable townhomes farther back from the water. While it is possible to find an oceanfront mansion, most of these properties are moderately sized, with 2-3 bedrooms and bathroom and a footprint of around 2000 square feet.
